We strongly recommend you take out holiday insurance which is widely available at post offices, supermarkets and on-line. This should cover you in the event of cancellation. We regret we are unable to offer this service ourselves.
Bookings will only be accepted upon receipt of a completed booking form plus a deposit payment of 1/3rd of the total holiday which is non refundable. Upon receipt the owners will issue a confirmation of booking letter. Provisional bookings will be held for a period of 7 days only pending receipt of the deposit. After this time bookings will automatically be cancelled without referring to the hirer. Please make cheques payable to ‘May K Ltd’.
If for any reason beyond the owners control, the property is not available on the date booked, or the property is unsuitable for holiday letting, all rent and charges paid in advance by the hirers will be refunded in full but the hirer shall have no further claim against the owners.
Once the booking form is received and accepted by the owners, the hirers are liable for the payment of the balance of the rental cost, plus any additional charges eight weeks before the arrival date. Non payment by the due date will be treated as cancellation and the owners may re-let the property without reference to the hirers, who remain liable for payment of the full amount, although credit will be given for any rents received as a result of re-letting, less the owners expenses. We do not send reminders – the balance due date is indicated on the booking confirmation letter. For bookings made 8 weeks or less before travel the full amount is payable on booking.

Lettings are for a maximum of 4 weeks and commence at 3pm on the first day of letting and end at 10am on the day of departure. The owners’ cleaners clean between 10am and 3pm prior to your arrival and it is essential therefore that you do not arrive before 3pm. If incoming holiday-makers arrive before 3pm and enter the property they will have to accept the property as it is and complaints regarding cleanliness will not be accepted. The booking cannot be extended unless approval in writing is given by the owners and the holiday-makers will be liable for any cost of whatsoever nature incurred because of an unauthorised extension.
The owner cannot be held liable for any sudden invasion of pests or breakdown of any appliances, however will address the problem as soon as is practically possible.
No more than the stated maximum number of persons may occupy the property (The Barn - 6, The Farmhouse - 6, The Granary - 2). If this condition or a condition of no single sex parties (e.g. no stag or hen parties) is not observed, the owners reserve the right to refuse admittance due to non-compliance with this condition. The hirer shall be entitled to occupy the property for holiday purposes only and this agreement shall not confer on the hirer any security of tenure within the terms of the Housing Act 1988 pursuant to which the occupation shall be deemed to be by way of an excluded tenancy.
Sorry we do not accept pets.
We only have non-smoking properties
All damage and breakage to the property or its contents must be reported May K Ltd as soon as possible. The hirer is liable to May K Ltd for any damage caused in and to the property during the period of hire. May K Ltd and its agents have the right to enter the property (without prior notice if this is not practical or possible) if special circumstances or emergencies arise (for example if repairs need to be carried out). Damage will be repaired as soon as practical.
The person who signs the booking form certifies that he or she is authorised to agree the booking conditions on behalf of all persons included in the booking form, including those substituted or added at a later date. The signatory must be a member of the party intending to occupy the property and be over the age of 18 years and agrees:
